Project Coordinator

Position Description

The Project Coordinator is responsible for interface and coordination of work activities on a given project. The Project Coordinator is responsible for ensuring safety, schedule delivery of materials, quality of work performed by subcontractors and adherence to budget of the project.

Essential Duties and Responsibilities

  • Interface and coordination related to the performance of work related to scheduling, delivery, logistics, quality control and trade employee staffing levels.
  • Monitoring work activities among assigned trades to promote a coordinated project operation. Resolving local area problems regarding procedures, precedence, design clarifications, adequate labor and equipment, schedule and all other appropriate matters.
  • Coordinating the overall site safety program as required and ensuring subcontractor compliance with Source Building Group standards and all applicable safety codes and regulations.
  • Creating support schedules to the overall project schedule and determining sequencing of work. Developing and implementing recovery strategies to maintain project schedule.
  • Communicating with owners and architects/engineers in connection with field issues. Investigating and resolving such issues.
  • Participating in the subcontractor and Source Building Group billing process as it relates to work in place and coordination with Project Managers the monthly estimate of work completed, payrolls, material invoices and subcontractor payment applications.
  • Monitoring the work to ensure that it is installed in compliance with and conforms to the approved contract documents.
  • Participate in pre-construction activities such as; Bidding and Estimating, Constructability Reviews and Promoting project opportunities to subcontractors

Qualifications

  • Bachelor’s degree plus a minimum of Three (3) years’ related experience or an equivalent combination of education, training and/or experience.
  • Knowledge of building construction, means and methods, scheduling, general contract, general conditions, subcontract documents, drawings and specifications.
  • Proven written and verbal communication abilities; proficiency with computer applications, including Microsoft Office suite.
  • Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule. Demonstrated leadership and interpersonal skills.

Project Engineer

Position Description

The Project Engineer is responsible for management and implementation of construction project controls, project administration, document management and technical coordination of work on a given project.

Essential Duties and Responsibilities

  • Develop a comprehensive working knowledge and understanding of the contract documents (including the Company contract with the client, plans, specifications and applicable codes).
  • Ensure strict adherence to safety, ethics and compliance requirements at all times.
  • Overall responsibility for communication of information amongst all project team members.
  • Coordinate and maintain procedures with the design professionals, consultants, owner and subcontractors for information flow, approvals, meetings, reporting, applications for payment, etc.
  • Work with preconstruction, estimating and purchasing in development of Guaranteed Maximum Price or initial project budget. Coordinate preconstruction efforts as it relates to Project Engineering and the specific project needs.
  • Conduct thorough construction document reviews and examine all documents for constructability and QA/QC. Bring all concerns to the attention of the appropriate design professional for resolution.
  • Participate in preparation of various studies, recommendations for materials and methods, and cost estimates.
  • Work with Project Manager in development of scopes of work for Source Subcontract Development.
  • Prepare a detailed contract items list including all significant items required for the construction of the project. Develop trade scope of work documents for bid packages, major material and equipment purchases.
  • Prepare a procurement schedule for subcontractors, major material and equipment purchases to ensure timely buy-outs and overall compliance with the construction schedule is maintained.
  • Support the supervising Project Engineer or Project Manager in managing the financial status of the project including preparation of project status and accuracy of financial reports.
  • Participate and document all job meetings, owner-architect and coordination meetings.
  • Manage the subcontract change order process including review of subcontractor estimates, negotiate change orders, obtain required owner approvals and preparation of subcontract change orders.
  • Manage document control and design updates of the project to include posting and publishing of design updates, changes, revisions and notifications.
  • Process pay applications to the client as well as subcontractor pay applications.
  • Manage project close-out, including securing warranties, guarantees, and acceptance of work, subcontract and vendor close, final payment and records retention.
  • Coordination of field activities performed by subcontractors when required

Qualifications

  • Bachelor’s Degree in a Construction Management, Engineering or Technical related Degree: and/or a minimum of five (5) years of Project Supervision/Engineering experience in Commercial General Contracting or Construction Management
  • Possess experience in Construction Cost Estimating, Purchasing, Scope Development, Project Engineering and Subcontractor coordination
  • Possess experience in Project Scheduling development and implementation
  • Possess strong verbal and communications skills
  • Proficient in computer applications, including Microsoft Office Software and other required administrative software for Project delivery
  • Minimum OSHA 10 Hour Training
  • Demonstrated leadership and interpersonal skills

Project Manager

Position Description

The Project Manager is responsible for leading, directing, supervising and coordinating overall day-to-day elements of a given project or projects from contract commencement to final completion. The Project Manager reports to the Senior Project Manager, Project Director and President and Chief Executive Officer.

Essential Duties and Responsibilities

  • Owner Contract Scope review contribution and analysis.
  • Pre-construction estimate and/or bid development for projects under $15,000,000 in value.
  • Pre-construction and/or bid team contribution for projects over $15,000,000 in value.
  • Perform subcontract scope development and subcontractor on-boarding for a given project.
  • Lead subcontract buy-out efforts upon successful bid, estimate and/or guaranteed maximum price development.
  • Foster and enhance owner, client, architect, subcontractor and vendor relations.
  • Establish, update, and communicate the Project Master Schedule and sub-schedules to ensure required implementation for a given project.
  • Manage the Project budget and financial reporting, interpret and analyze reports to ensure adherence to the overall project budget and risk management of the company.
  • Manage the quality assurance and/or quality control program for a given project.
  • Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions.
  • Manage and oversee project controls, engineering processes and procedures for the assigned Project.
  • Ensure strict adherence to ethics and compliance requirements for project team members and staff.
  • Lead enforcement of safety policy, protocols and procedures for the company.
  • Lead efforts to ensure timely pay application submission along with follow up to ensure timely and/or contractual receivables for the Project.
  • Sustain continued reporting with the Senior Project Manager, Project Director and President/Chief Executive Officer with regards to the progress of the project, financial reporting, forecasting of challenges, team performance and client expectations for the assigned Project.
  • Other duties may be required or assigned.

Qualifications

  • Bachelor’s Degree in a Construction Management, Engineering or Technical related Degree: and/or a minimum of fifteen (15) years of Project Supervision/Management experience in Commercial General Contracting or Construction Management
  • Possess thorough knowledge and experience in Construction Cost Estimating, Purchasing, Scope Development, Project Engineering and Project Team oversight
  • Possess thorough knowledge and experience in Project Schedule development and implementation
  • Possess strong verbal and communications skills

Estimator

Position Description

The Estimator is responsible for coordination and implementation of construction estimating/bidding controls, administration, document management and technical coordination as it relates to bidding and budgeting projects.

Essential Duties and Responsibilities

  • Develop a comprehensive working knowledge and understanding of the estimating and bidding process (including solicitation methods and packages that contain plans, specifications, applicable codes and market pricing).
  • Manage and implement construction estimating systems at the corporate office and/or designated project and utilize appropriate resources to successfully develop budget and bid pricing to secure and deliver projects for new and current clients. Pricing efforts include: Program budget estimates, estimates produced throughout various customer design phases, Guaranteed Maximum Price Development, Stipulated Sum and Cost-Plus Development. Implement the process of design drawings, specifications and all other construction documents reviews that apply to successfully assemble and deliver bids, budgets and guaranteed maximum prices for prospective and current clients.
  • Thoroughly review and develop a comprehensive knowledge of design-related challenges, completeness of documents and other potential risks associated with bidding and budgeting projects.
  • Develop and maintain relationships with Owner clients, Architect clients and the subcontractor community in efforts implement effective budget pricing, constructabilityreviews and value analysis on behalf of Source Building Group, Inc.
  • Provide market research information for upcoming work.
  • Coordinate the development of the General Conditions/Requirements budget estimates and review with Senior Management.
  • Maintain local and national historical data and develop cost trends. Coordinate the value engineering process during pre-construction.

Qualifications

  • Bachelor’s Degree in a Construction Management, Engineering or Technical related Degree: and/or a minimum of Five (5) years of Construction Estimating experience in Commercial Construction.
  • Possess thorough knowledge and experience in Construction Cost Estimating, Purchasing and Scope Development.
  • Possess knowledge and experience in Project Schedule development and implementation Possess strong verbal and communications skills.
